Is my home rebate taxable and what form does it take?

We give you a cash rebate after closing on your home.  Consult your tax professional for advice regarding any tax consequences.

When do I get my Check?

We need to get a copy of the closing statement from our referring source and a check from them.  Please keep us informed as to the date of your closing.  Your check should arrive normally 7-10 days after closing.

Are there any states where home rebates aren’t legal?

There are a handfull of stateswhere cash rebates are not considered legal by the state real estate Commission.  We can assist with lowering closing costs or reducing the sales price, instead giving cash rebates, that can still save you thousands.

Do I have to use a certain agent of lender to qualify for the home rebate?

Absolutely not.  We can refer to any agent with any company.  The referral must be made prior to the signing of any agreement by you prior to our referral with that agent.

Can you save me money selling too?

Yes, we can refer you to a flat fee company with a by owner option saving you up to 5 1/2% commission nationwide in most instances.  This will vary slightly with the brokers in the state your home is located.  (example saving is $11,500 for a $200,000 sale).

What type of Agents do you Refer To?

We try to match you up with an agent who represents you, called a buyer’s agent.  Their legal responsibility is to help negotiate in your behalf, and protect your interests.  They frequently know what sellers paid for the house, current market prices, any price changes, as well as number of days on the market.  They recommend inspections, disclosures, and warranties to protect you, as they are paid from the seller’s commission.

What if I am not happy with the agent?

Be careful what you sign.  In almost all cases an agent can be terminated and we will refer you to another agent for your rebate.
