1. You are listed in MLS in order to gain maximum local and national exposure for your property.  (Over 75% of homes are sold are listed in MLS)

2.  Would a 2-5% reduction in sales price or seller incentive increase the probability of selling your home?  If so, with a flat fee listing with by owner option you can save over 5% on seller paid realtor commissions.  As such, use this savings to reduce your selling price and stay at the same sellers net.

Broker Assistance With the Real Estate Advocates Broker assistance program you have an experienced professional assisting you in the numerous complex parts of buying and selling a home. From contact negotiations, to multiple offers, inspections, mortgages, warranties, appraisals, surveys, title,lawyers, throughout the process, your agent or broker will assist for a flat fee when working with you as the seller depending on the local requirements of the MLS and state law. This is a small price for peace of mind from making costly mistakes.

How Does A Flat Fee Listing Work?


You engage the Real Estate Advocates as your listing Agent.  We provide a free market analysis for your home.
Real Estate Advocates lists your property in the local MLS, on our own For Sale By Owner Site and on National sites such as Realtor.com, Zillow and Trulia.  This also includes listings on local Broker sites such as Remax, Century 21 and others.  (Statistically 75% of homes sell through MLS and national site listings). 
By owners can utilize free disclosure forms and contract forms downloaded from our site. 

A sales price is negotiated of $150,000. 

Normal commission paid by the seller is 6%.  So the total commission paid to the buying and selling agent is $9,000.  (6% of $150,000)

In a transaction where you are using Real Estate Advocates flat fee listing you would only pay the listing fee and not the entire commission.  So you are grossing an additional $8,000+ in value. 

The real estate commission saving is yours.  You could keep it or use it as a selling tool to assist in selling your home by offering closing costs, reducing the price or adding a sales incentive to a local agent to sell it.  The savings is yours and it is your choice how to use it!  You can use this savings to help you sell your home quicker.
